What is IMD, pantsättningsavgift and överlåtelseavgift?

    IMD stands for Individual Measurement and Billing, which means that consumption of, for example, electricity and water is measured in each apartment – and you, as a resident, pay for your own usage.

    The purpose is to make you more aware of your energy consumption and enable you to influence your costs by being more economical with electricity and water.

    Typically, consumption is billed with a four- or five-month delay on the invoices, and you pay for usage from the day you move in until the day you move out.

    Missing IMD on your invoice?

    HSB Stockholm receives IMD files from electricity and water metering companies, which are then included on the monthly invoices. If you were previously billed for IMD but do not see this item on your current invoice, it is usually because the measurements have not yet been received from the supplier. In these cases, consumption will be billed in the next quarterly invoice.

    Transfer Fee

    The transfer fee is charged in connection with the sale of a cooperative apartment, also called a transfer.

    The fee is added to the monthly fee in the following quarter and covers the administrative costs incurred by the housing association during a transfer. The amount is determined by the association but is usually between 2.5% and 3.5% of the price base amount*.

    Typically, the seller pays the fee unless the association’s statutes explicitly state that the buyer should pay it.

    Pledge Fee

    If you have a mortgage on your cooperative apartment, you register it as collateral. Pledging means your apartment serves as security for the mortgage. The association charges a pledge fee for registering the apartment’s loan. If the loan is divided into parts, a fee is charged for each part. The fee only applies when a new pledge needs to be registered.

    • Your housing association must register the mortgage in the pledge register
    • For this administrative work, the association has the right to charge a pledge fee – the amount is determined by the association but is usually 1–1.5% of the price base amount* per pledge
    • If you change banks or make changes to your loans, an additional pledge fee applies
    • The fee is charged on the next quarterly invoice
    • You can always see your apartment’s pledge notes on HSB - Logga in. If you see pledges that do not belong to you, please contact your bank and provide the credit number of the pledge to be removed

    *The price base amount is calculated annually by Statistics Sweden and determined by the government.
