  • Transfer through sales

    If you have sold your appartment with the help of an estate agent, they will ensure that a transfer agreement (purchase contract) is drawn up, containing all the important details, and will then handle the entire process via Mitt HSB.

    If you have sold your appartment on your own, you can purchase a transfer agreement from well-stocked bookstores. The agreement should include:

    • Buyer’s and seller’s names and personal identity numbers
    • The name of the housing association (BRF) and the apartment number
    • The share of the property that the sale concerns
    • Date of possession, signatures, and contract date
    • Purchase price (the total amount for which the property was sold)

     

    Transfer through Division of Property

    If you are transferring part or all of your appartment through a division of property, a division agreement is required. There is no requirement for the agreement to be witnessed, but it is advisable to seek help from a lawyer when drafting it.

    The division agreement should include:

    • The spouses’/cohabitants’ names and personal identity numbers
    • The name of the housing association and the apartment number
    • Which spouse/cohabitant will take over the property
    • Contract date and signature
    • If it concerns two spouses, proof of application for divorce at the district court or notification to the Swedish Tax Agency during the marriage must be attached along with the division agreement

    If it concerns two cohabitants, a complete division agreement is sufficient to register the division.

     

    Transfer through Gift

    If you are transferring part or all of your home as a gift, a deed of gift is required, which can be purchased from well-stocked bookstores. The deed of gift should include:

    • The donor’s and recipient’s names and personal identity numbers
    • The name of the housing association and the apartment number
    • The share of the property that the gift concerns
    • Date of possession, signatures, and contract date

    Transfer through Inheritance

    For transfer through inheritance, a complete estate inventory is required. If a will is mentioned in the estate inventory, it must also be attached.

    The estate inventory must include:

    • All heirs must be listed
    • The property must be mentioned
    • It must be stamped by the Swedish Tax Agency on the first and last pages
    • It must be signed by a case officer from the Swedish Tax Agency on the last page

    If there is one heir:

    • The estate inventory is sufficient for the inheritance to be registered

    If there are several heirs:

    • A registered estate inventory must be attached
    • A deed of partition must be attached and signed by all heirs

     

    Important to Note for All Forms of Transfer:

    • The person to whom the apartment is transferred may not take possession before membership in the association has been approved
    • The association’s statutes specify the formal requirements for transfers (e.g., if there are multiple owners, they may need to own at least a certain share each)
    • In many cases, a move-out inspection is carried out before the transfer is fully completed
    • If you handle the sale without an estate agent, send the documents to HSB Stockholm by scanning and attaching them in our contact form

    From the time complete documents are submitted, the processing time is approximately 4 weeks. You only need to wait for confirmation that membership in the association has been approved and that the transfer has been registered.
